Here is our Tenant Letting Guide to guide you through the application process:
Step 1: Property Search
All our current available listings are on our site – Click here to see our current listings. Be sure to read the particulars carefully for information on the size, location, rent, deposit, furnishings and start date. Due to the demand that we see at West Property it is unlikely that future dated move ins, or amendments to furnishings will be negotiable.
Step 2: Book a Viewing
Once you have seen a suitable property on our website, click the link in the VIEWINGS section of the property details. we pre-arrange viewing blocks on particular days. The selected date will be visible when you click the link. Simply click the date and select a time that is suitable and enter your details as required. Once confirmed you will receive an email confirmation.
Step 3: At the Viewing
Have a good look round! Make sure you are happy with the property and the inventory of furnishings that are included with the property. Ask the member of our lettings team any questions you have to make sure you have all the information you need before going forward with the application. If satisfied make sure to complete step 4 before noon the following day.
Step 4: Application
To apply for the property we ask that you complete our application form. Find the property listing on our website and click the button on the right hand side named APPLICATION FORM. This form should be completed accurately and for all adult tenants joining the tenancy. Please complete the application promptly so we can get a decision back to you as soon as possible.
Step 5: Confirmation & References
Submission: Upon submission of your application form a member of our team will review your form and if satisfactory, it will be forwarded to the Landlord for selection alongside all other applicants at the time.
Referencing: If successful, a member of our team will contact you to let you know the Landlord has selected your application (subject to satisfactory references). Your application will then be submitted for Full Referencing by a 3rd party professional referencing company, Let Alliance, who will perform a range of checks including verifying your employment (where applicable) and seeking a landlord reference (where applicable), retrieving your credit score, etc. Only once this is completed and approved will we be able to offer you the tenancy.
Offer: We will notify you in writing to offer and confirm your tenancy start date and email you the tenancy confirmation and deposit request.
Step 6: Deposit
To secure the tenancy we will ask you to pay the tenancy deposit and confirm the inventory of furnishings. Payment of the deposit within 48 hours will secure the property until your tenancy start date.
Step 7: Lease Paperwork
Our Lettings Team will email you a copy of the Private Residential Tenancy and a Record of Condition for digital signature prior to your move in date. You will also need to ensure you sign everything and pay your first months rent in advance of your move in day. The inventory has a 7 day caveat that allows you to provide your own amendments where required so don’t worry that you are signing before you get the keys! Make sure you read all of this information carefully and contact the team if you have any questions.
Step 8: Move in day!
We will arrange for a suitable time for you to visit the office to collect your keys. Once we confirm everything has been signed we can give you the keys and you can head off to see your new home!
